IMPORTANT INFORMATION REGARDING YOUR APPLICATION TO RENT

 

Thank you for submitting your rental application to live at 6219 SW 45th Ave., Portland., OR 97219

Kindly allow our office 24 business hours to process your application and supporting documents. Applications submitted over the weekend and on holidays are not processed until the next business day. You will receive an email from our Application Coordinator confirming receipt of your application and your queue status for the property you have applied for in this notification.

Please ensure you have followed the instructions in the "Before You Begin" section of the application process. Uploading your photo ID and proof of income dated within 30 days of your application submission date is REQUIRED. Income documents older than 30 days will not be considered.

If you have not uploaded the below documents, your application is currently INCOMPLETE and will be returned to you for completion. Please note that applications will NOT be placed in the processing queue until ALL occupants 18 years or older have submitted their application, along with their photo ID and proof of income, as stated below.

The following documents are required.

  •     A current photo ID
  •     Proof of income (Please refer to our screening criteria for acceptable forms of proof of income)

Please note that we only accept proof of income dated within 30 days of your application submission date.

We will only accept your paystubs if you have been employed for more than 30 days. We do not accept other forms of documentation, such as W-2 forms, tax returns, letters from your employer for employment periods exceeding 30 days, or any other documents attempting to verify your income as an applicant.

To provide proof of income, you must submit one of the following:

  • For those paid weekly: Four of the most recent paycheck stubs dated within the last four weeks. The document must be submitted without alteration and in its entirety, in PDF form only. Screenshots will not be accepted.
  • For those paid bi-weekly or twice a month: Please send the most recent two paychecks dated within the last four weeks in their entirety in PDF form only. Screenshots will not be accepted.
  • For those paid monthly: The most recent paycheck stub dated within the last four weeks. The document must be submitted without alteration and in its entirety, in PDF form only. Screenshots will not be accepted.
  • If you are newly employed or have a future employment arrangement with your employer, please upload your offer letter for verification purposes. The offer letter must meet the following requirements: a.) It must be on the official company letterhead, b.) It must clearly state the employment start date, c.) It must include the Annual Salary or Hourly Rate if applicable. If you are paid hourly, the offer letter must also specify the guaranteed number of hours per pay period. d.) Finally, the offer letter must be signed by the company representative responsible for extending the offer of employment.
  • For self-employed individuals, a 2023-filed tax return will be required. Drafts or unfiled personal tax returns will not be accepted.
  • If you are not employed, please provide three months of the most recent statements (Dated within the most recent three-month period) showing available funds. To calculate the total liquid asset balance for the past three months, multiply the property's rental rate by 3 and then by 12.
  • If you are a recipient of Section 8: Please provide your voucher.
  • Please upload your documents so the property manager can review any taxable income sources not listed above.

Co-signers will be considered only after your application has been screened and the screening results indicate a recommendation for approval. Please refrain from having your co-signer apply alongside you. We will only review their application once we have received and assessed your screening results.

If you need to upload the documents required to process your application, you can log back into your application using the same link you used to apply for the property.

We appreciate your continued patience. After submitting your application, you can expect a response from our office within 48 business hours. Please refrain from contacting our office during this time to inquire about the status of your application.
