To apply for a home, each resident who is 18 years or older must complete an Application to Rent and pay a non-refundable Applicant Screening Charge of $60.00, subject to a $4.95 credit card processing fee. 
 

If multiple applications are received for the same property or unit, the first complete Application(s) with Screening Charges received will be processed. If approved, any secondary applications and unprocessed screening charges will be returned. Processing times can take up to 3-4 business days from submitting your completed Application, and you will receive an email confirmation once the application fee payment is received. 
 

Please note that a 3rd party charges a credit card processing fee of $4.95 per Application, which is non-refundable for any reason. When submitting your Application and paying the fee, you understand that your application group may be in a backup position. If your application fee is refunded, it is either because you canceled your Application as a backup position applicant or because the first position applicant group has secured the property, which is no longer available. Application fees are non-refundable for first-position applicants. 

Before you begin your Application, please ensure you have the following documents ready: 

  • A current photo ID 

  • Proof of income (See below for acceptable proof of income).
     

Please note that we **only accept current pay stubs dated within 30 days of the SUBMISSION DATE OF YOUR APPLICATION**. 

No other forms of income verification will be accepted if you are employed and receive a paycheck from your employer. 

To provide proof of income, you must submit one of the following: 
 

  •  For those paid weekly: Four of the most recent paycheck stubs dated within the last four weeks. The document must be submitted without alteration and in its entirety, in PDF form only. Screenshots will not be accepted. 

  • For those paid bi-weekly or twice a month: Please send the most recent two paychecks dated within the last four weeks in their entirety in PDF form only. Screenshots will not be accepted. 
     

  • For those paid monthly, the most recent paycheck stub must be dated within the last four weeks. The document must be submitted without alteration and in its entirety in PDF form only. Screenshots will not be accepted. 

  • If you are newly employed or have a future employment arrangement with your employer, please upload your offer letter for verification purposes.  

  • The offer letter must meet the following requirements: a.) It must be on official company letterhead, b.) It must clearly state the employment start date, c.) It must include the Annual Salary or Hourly Rate if applicable. If you are paid hourly, the offer letter must also specify the guaranteed number of hours per pay period. d.) Finally, the offer letter must be signed by the company representative responsible for extending the offer of employment. 

  • For self-employed individuals, a 2023-filed tax return will be required. Drafts or unfiled personal tax returns will not be accepted. 

  • If you are not employed or otherwise enjoying life, please provide three months of the most recent statements (Dated within the most recent three-month period from your application date) showing available funds. To calculate the total liquid asset balance for the past three months, multiply the property's rental rate by 36. 

  • If you are a voucher recipient, please submit a signed copy of your Housing Choice Voucher (Section 8), including all voucher pages. If you receive a Regional Long-Term Rent Assistance Certificate, please submit a copy of your certificate. 

  • Please upload your documents so the property manager can review any taxable income sources not listed above. Income not recognized by and reported to the Federal Government will not be considered in calculating prospective tenants' income.

Co-signers will be considered only after your Application has been screened and the screening results indicate a recommendation for approval. Please refrain from having your co-signer apply alongside you. We will only review their Application once we have received and assessed your screening results. 
 

Request for a Reasonable Accommodation: If you require the assistance of an Emotional Support Animal, documentation from your licensed healthcare professional is required. Your documentation with your healthcare provider must include: a.) a date within the last 12 months from the date of your rental Application, b.) the type of animal that aids in your disability, c.) provided on the healthcare provider's letterhead, d.) Signed by your healthcare provider.

Before you begin this application process, do you have the following information ready to fill out your Application?

  • Current and previous landlord's name and contact information 

  • Current and Previous employer contact information 

  • Emergency Contact Information - Name, telephone #, email address, mailing address. 

  • In Case of Death - Name, telephone #, email address, mailing address 

  • Vehicle Information. 

  • Photo ID in PDF format ONLY 

  • Proof of income, as outlined above, in PDF format ONLY. 
     

**ALL DOCUMENTS MUST BE UPLOADED WITH YOUR APPLICATION AS A PDF FILE. We cannot accept any other file format as it does not print correctly on 8.5x11 paper.**  

To ensure you are submitting a materially complete application, and to avoid delays in processing your Application, you must submit all required documents and complete the Application, including all material information sufficient to process your Application. This includes:

  • Materially completed the rental Application
  • Uploading all supplement documentation as indicated above.
  • Pay your screening fee.
  • Co-applicants are subject to the exact submission requirements, including all documents and screening fees.

 

NOTICE: By submitting your Application and paying the fee, you acknowledge that your application group may be in a backup position. Please note that the credit card processing fee of $4.95 per Application is non-refundable in all cases. If your $60.00 application fee is refunded, it is because you either canceled your Application as a backup position applicant or the first position group secured the property, making it unavailable. Application fees for first-position applicants are non-refundable.
