Thank you for applying to live at 3535 SW Snowberry Ave., Gresham, OR 97080.

You will be completing an application for ONE adult occupant over 18. All other occupants aged 18 or over will complete the application process separately.

To apply for this home, each occupant over 18 MUST complete an Application to Rent and pay a non-refundable Applicant Screening Fee of $55.00, subject to a $4.95 credit card processing fee.
 
Applications are processed in the order they are received. In cases where multiple applications are submitted for the same property or unit, priority is given to the first group that submits "Completed Applications" for all occupants aged 18 and above residing at the same address. The placement in line is determined based on the date and time of receipt.
 
An application is considered COMPLETE when:
  • Completed Application: Providing all required information for our screening company to screen your application per the written screening criteria. This includes Emergency Contact and In Case of Death.
  • Photo ID - Provide as a PDF document only.
  • Proof of Ability to Pay: Pay Stubs, Liquid Assets, Housing Voucher. Detailed documentation requirements are provided below. Provide as a PDF document only.
  • Co-applicants: have also submitted their application and required documentation.

We can only accept a PDF file format for your supporting documents. If you are experiencing difficulties uploading your supporting documents with the submission of your application, please email your documents to info@rpmpdx.com.

Please note that the credit card processing fee of $4.95 per application is non-refundable under any circumstance. When submitting your application and paying the fee, you understand that your application group may be in a backup position. If your application fee is refunded, it is either because you canceled your application as a backup position applicant or because the first position applicant group has secured the property, and the home is no longer available. Application fees are non-refundable for first-position applicants.
 
 
ACCEPTABLE FORMS OF INCOME VERIFICATION
  • Currently Employed: Proof of income documents must be dated within 30 days from the date of the submission of your application. Income verification documents older than 30 days from the current date will not be considered.
  • Newly employed within 30 days of your Application submission date or Future employment: Employment Offer Letter. The offer letter must include the following: a.) Be on official company letterhead, b.) Must clearly state the employment start date; c.) Must include the Annual Salary or Hourly Rate if applicable. If you are paid hourly, the offer letter must also specify the guaranteed number of hours per pay period. d.) Finally, the offer letter must be signed by the company representative responsible for extending the offer of employment.
  • For self-employed individuals: A 2022 filed tax return will be required. Drafts or unfiled personal tax returns will not be accepted. Effective April 16, 2024, 2023 Filed Tax Returns will be required, and 2022 will no longer be accepted.
  • Otherwise Enjoying Life or Not Currently Employed: Three months of the most recent bank statements (Dated within the most recent 3-month period) showing ending balances on the last day of the statement period. To calculate the total liquid asset balance for the past three months, multiply the property's rental rate by 3 and then by 12.
  • Voucher Recipient: Upload the voucher you and your Rent Assistance Service Coordinator signed.
  • For any taxable income sources not listed above, Please upload your documents for the Property Manager to review
 
Co-signers will be considered only when the screening company has approved the applicant for a co-signer. Co-signers should NOT APPLY ALONGSIDE the applicant.
 
Documentation for pets or aid animals must be dated within the past 12 months.
The documentation should include the pet's weight, spay/neuter status, current vaccinations, breed, approximate age, and a current photo.
 
 
PLEASE BE ADVISED: WHEN SUBMITTING YOUR APPLICATION AND PAYING YOUR APPLICATION FEE, YOU UNDERSTAND THAT YOUR APPLICATION GROUP MAY BE IN A BACKUP POSITION, AND THE CREDIT CARD PROCESSING FEE OF $4.95 PER APPLICATION IS NON-REFUNDABLE UNDER ANY CIRCUMSTANCE.
 
SUPPOSE YOUR APPLICATION FEE IN THE AMOUNT OF $55.00 IS REFUNDED BACK TO YOU. IN THAT CASE, IT IS BECAUSE YOU EITHER CANCELED YOUR APPLICATION AS A BACKUP POSITION APPLICANT OR THE PROPERTY HAS BEEN SECURED BY THE FIRST POSITION APPLICANT GROUP, AND THE PROPERTY IS NO LONGER AVAILABLE. APPLICATION FEES ARE NON-REFUNDABLE FOR A FIRST-POSITION APPLICANT.
 
Before you begin this application process, please ensure you have the following information ready to fill out your application.

  •      Current and previous landlord's name and contact information
  •      Current and Previous employer contact information
  •      Emergency Contact Information - Name, telephone #, email address, mailing address
  •      In Case of Death - Name, telephone #, email address, mailing address
  •      Vehicle Information
  •      Copy of your photo ID in PDF format only?
  •      Copies of your Proof of income as outlined above in PDF format ONLY?
  •      Co-applicants have also submitted their application and required documentation.
We can only accept a PDF file format for your supporting documents. We are unable to accept any other format file. When printing other file types, the documents do not print out in their entirety or print distorted. We cannot accept a screenshot of your computer monitor. Uploading a file type other than a PDF file type will cause a delay in your application being placed in line.
 
If any of the above information is missing, your application is not ready to be submitted.
  • Incomplete applications that do not contain the required information will be returned to you for completion.
  • Application groups with missing co-applicant applications not received together or within 24 hours of the first application are considered incomplete and will be canceled after 24 hrs of receipt.
  • Incomplete applications will be canceled after 24 hours, and application fees of $55.00 will be refunded when there is no response from the applicant.
 
DO NOT SUBMIT YOUR APPLICATION UNLESS ALL YOUR CO-APPLICANTS ARE ALSO READY TO SUBMIT THEIR APPLICATIONS.
