Screening Charge: $60.00
Thank you for your interest in one of our available rental homes. Before proceeding with the application, please carefully review the information in the "Before You Begin" section. Should you have any questions or require assistance during this process, please don't hesitate to contact our office at 503-245-8022 and press 2 when prompted by the digital receptionist.
For every occupant 18 years or older, we require a completed Application to Rent, photo ID submission, proof of income dated within 30 days of your Rental Application date, and a non-refundable $60.00* Applicant Screening Charge. Please note that the screening charge is subject to a $4.95 credit card processing fee.
Applications are processed in the order received on a "First Come, First Served Basis." Applications are considered complete when 1.) we receive completed applications for every occupant aged 18 years or older in our office, 2.) a photo ID must accompany each application, and 3.) Proof of Income "dated within 30 days of the submission date of your application." Applicants or application groups are considered incomplete if any items listed above are missing. Before proceeding with the application, please carefully review the information in the "Before You Begin" section of the application process.
Security Deposits: A Standard Security Deposit equals One Month's Rent and is subject to increase based on an applicant's screening results. For properties in the City limits of Portland, the maximum-Security Deposit allowed per PCC 30.01.087 is one and a half times the rental rate.
Co-signers are only permitted to apply after your application has been screened and the screening company returns a recommendation that includes the option for a co-signer.
We only accept online payments, cashier's checks, or money orders to pay the applicant's screening fees and rent. Your Security Deposit must be paid in GUARANTEED funds only - cashier's check or money order only. We do not accept cash payments.
Please note that operating any business from the homes under our management is strictly prohibited. Restrictions apply. Please contact the agent for more information before applying.
We do not grant reservations or prioritize applications based on additional questions or special requests unless mutually agreed upon by the applicants and the landlord.
No smoking or vaping is strictly prohibited in our rental properties, including homes, condominiums, ADUs, and townhomes.
PETS: "No pets" includes all living creatures of any kind or size, such as goldfish, hamsters, reptiles, dogs, cats, ferrets, and more.
Request for Reasonable Accommodation: ESA and Service Animals Welcome. If you require the assistance of an Emotional Support Animal, documentation from your licensed healthcare professional is required. Your documentation with your healthcare provider must include a.) a date within the last 12 months from the date of your rental application, b.) include the type of animal that aids in your disability, c.) provided on the healthcare provider's letterhead, d.) Signed by your healthcare provider.

Smoke/Carbon Alarm Tampering Fee: $250.00
Returned Check/NSF Fee: $35.00
Notice of Noncompliance (beginning the 2nd notice): $50.00
Notice of Noncompliance (3rd notice and beyond): $50.00 + 5% of the rent payment
Pet Violation: $50.00
Late Fee: This fee is calculated at less than 10% of the rental rate and rounded to the nearest $5.00.
NO GUARANTEE: We market and lease our properties in their present cosmetic state. Neither the Agent nor the Owner commits to any interior or exterior improvements, including, but not limited to, interior painting, flooring, fixture or landscaping enhancements, yard maintenance, or similar improvements before occupancy. Please contact us with additional questions.
Our homes are prepared for occupancy, ensuring high cleanliness standards, including sanitized surfaces and carpets. Repairs are completed per ORS 90.320 regulations. The Agent/Manager determines cleanliness standards, with their decision being final.
